The Camp del Turia region is a rural area of Valencia province, just to the north of the city of Valencia, where the main occupation is growing oranges. You will see many tractors and even horse-drawn carts in use on a daily basis. It is an ideal place to live the whole year round, or to have a holiday home, if you want to experience life in the real Spain. However, in the same area, and without any obvious contradiction, there are all the benefits of modern living, i.e., motorway links, supermarkets, entertainment centres, cinemas, medical centres, golf courses, sports centres, etc. The Camp del Turia offers a high quality of life with all the advantages of the beautiful beaches and countryside of the area, and the shops and night life of a big city all conveniently close by.
The Camp del Turia is made up of several towns:
Lliria – (Pronounced “Yeeria“), is the “capital” of the Camp del Turia. It is a medium sized town and is renowned for its musical connections. At the heart of the town is a delightful square with a newly restored huge church and the town hall. There is a small municipal market open each day until 2pm and a street market on Thursday morning each week. Overlooking the town is a monastery which dominates the landscape and is visible from virtually all parts of the town and its surroundings (especially at night when it is lit up). Just outside the town is the large St. Vincent park with its bars and restaurants, public barbecue ovens and the fish and duck pond, where all the public fiestas of Lliria are held. The metro for the city of Valencia commences in Lliria. Whilst the town is very Spanish there is a British presence and a couple of bars run by English proprietors.
Villamarchante, Domeño, Marines, Pedralba, Olocau, Benaguacil and Benisano are “satellite” towns and villages around the town of Lliria. Those to the south of Lliria such as Benaguacil and Benisano have their own stations on the metro line into Valencia.
Betera is a town in its own right, slightly smaller than Lliria but with similar facilities, including a metro station and weekly market. There is also a golf course just outside the town.
La Eliana, Ribarroja, and San Antonio de Benageber are closer to the city of Valencia although they still retain the feel of being small towns close to the countryside. However, as you would expect, being closer to the city, houses in these towns are more expensive.

Spanish resale property prices were up 16 per cent year-on-year to the end of the third quarter of 2005, reports Mark Stucklin of www.spanishpropertyinsight.com. According to valuations carried out by TINSA – one of Spain’s leading appraisal companies – average Spanish resale property prices rose by 16.6 per cent over the 12 months to the end of September 2005. As always, there were wide variations in property price inflation between Spain’s different regions.
The province with the highest growth in resale prices was Valencia, with properties in Valencia rising an average of 27 per cent, followed by Cadiz in Andalusia (26 per cent) and Tarragona in Catalonia (24 per cent). The provinces with the lowest rate of growth in resale prices over the last 12 months were Santa Cruz de Tenerife in the Canaries (eight per cent), Ourense in Galicia (9 per cent), and Palencia in Castilla y Leon (11 per cent).
Price changes in provincial capitals were more marked than for provinces as a whole. Resale property prices increased by 31 per cent in the city of Valencia.
Houses in the Camp del Turia has, on average, risen by approx. 25% per annum for the past 4 years as the region (and the city of Valencia in particular) has become more well known generally around the world. The profile of Valencia is likely to continue to rise as we approach the summer of 2007 when, for the first time in Spain, the America´s Cup competition is to be held in Valencia. This is expected to raise the profile of Valencia even more, and the city is being hugely improved in preparation for the competition. The area around the port, where the competition will be centred is being completely revamped as is the airport.

Valencia airport has seen a large increase in flights over the last two, including low-cost airlines such as Easyjet, Ryanair and Jet2, flying in on a regular basis from airports all over Britain.
